Before the Lease Was Signed

Most tenant finish projects start after the space is chosen. This one started before it. Mike walked the space with the owner during the selection process, to check the building would actually work for what he wanted to put in it. A golf simulator is not a normal tenant fit-out: it needs ceiling height, a floor that can take the loading, and a layout where bays, seating and circulation do not fight each other. Sorting that out before a lease is signed is far cheaper than discovering it afterwards.
