A whole-home renovation is not several remodels booked back to back. It is one project with one sequence, and choosing on that basis is what keeps it from stalling.
A remodel changes a room. A whole-home renovation opens up enough of the house that other things come with it: older wiring that has to be brought up to current code once walls are open, plumbing that is easier to replace than to work around, insulation and windows that are cheaper to address now than ever again. A contractor who has priced only what you asked for, and not what opening the walls will reveal, has given you a number that will move.
These decide both the budget and whether you can live in the house while it happens.
Nobody can see inside a wall before it is open. The difference between contractors is not who avoids surprises, it is who tells you in advance how surprises get priced. Ask how a change is quoted mid-project, whether you approve it before work continues, and what a realistic contingency looks like on a house of your age. A contractor who says there will not be any has either not done many, or is not telling you.

Zachary WilsonTrustindex verifies that the original source of the review is Google. I hired Blue Springs for a tenant finish on a commercial space I’m leasing for an indoor golf facility, and the experience was outstanding from start to finish. Mike, the owner, was personally involved during the space selection process and made sure the building would work perfectly for our needs. Once construction began, Tyler and Titus took over project management and did an excellent job. Communication was consistent, timelines were clear, and I never had to worry about the details. The project was completed early and on budget — which is rare in commercial construction. The quality of workmanship exceeded my expectations, and the entire team was professional, responsive, and easy to work with. I highly recommend Blue Springs for any commercial tenant finish or build-out project. I will definitely use them again for future projects. They were extremely professional, finished on the committed time and cost. Outstanding customer service in every way possible. P MTrustindex verifies that the original source of the review is Google. We heard about this company through a friend at work, and we couldn’t be happier we chose them to finish our basement. During the planning process Mike and Kristi listened to our thoughts and desires for the space and we were able to come up with a plan that fit our budget and our needs. Before construction began everything was laid out on a cost sheet in a very transparent way so we could make informed decisions on where we wanted to splurge a little to upgrade certain things and where we could cut costs to reduce the overall price. We especially appreciated how communicative they were during the whole process, always responding to texts and calls quickly. It’s evident that customer service is a priority for them. The quality of the work was great! Blue Springs sub contracts other companies to complete the individual sections of work, so you know that the tasks are being completed by qualified people who specialize in that field. We found the workers to be polite and communicative, and they worked around our schedule which was beneficial to us. We are thrilled with the results and will be coming back to Blue Springs Construction when we want other upgrades done to our home. Stop searching for companies to work on your house. Blue Springs is the best! They are reliable, timely, and do high-quality work - what more could you want?
Based in Windsor, CO, a short drive from Fort Collins, Blue Springs Construction renovates homes across Northern Colorado and into southern Wyoming:
Sometimes, and it depends on the sequence. If the work can be phased so a bathroom and a kitchen or kitchenette stay usable, staying is realistic. If mechanical or electrical work takes the whole house down at once, it is not. Settle this before demolition, because it changes both the sequence and the price.
It can. Once walls are open, work that is exposed generally has to meet current code even if it was compliant when installed. That most often affects wiring, and sometimes plumbing and insulation. It is not a penalty, it is the point at which those upgrades become affordable, but it needs to be in the budget from the start.
Ask before you sign. The answer should be that anything outside the written scope is quoted and approved by you before the work continues, in writing. A contractor who absorbs surprises silently is either padding the original number or will come back for it later.
It depends on the house and what you want from it. Renovating keeps the location, the lot and often the character, and avoids the cost of land. Building new gets you exactly the layout you want with none of the unknowns behind the walls. Blue Springs does both, so we are happy to talk through which one your situation actually favors.
